  • Can foreclosure still be stopped?

    Often there are still options — but nobody can promise an outcome, and you should be wary of anyone who does. What's realistic depends on where you are in the timeline, how far behind the loan is, and what your lender will agree to.

    The usual paths are a loan modification, forbearance, reinstatement, or a sale on your terms before the sale date. We'll tell you which of those are genuinely open to you — including when the honest answer is none of them.

  • What if my lender already scheduled the auction?

    Tell us that first. Georgia is a non-judicial foreclosure state and sales happen on the first Tuesday of each month, so a scheduled date changes both which options are realistic and how fast you'd have to move.

    A scheduled sale doesn't automatically mean nothing can be done, but the window is narrower. The first thing to establish is exactly where you sit in that timeline.

  • Do I need probate first?

    Usually the estate needs legal authority before anyone can sell or transfer an inherited property. Whether that means full probate depends on how the title was held, whether there's a will, and what else the estate involves.

  • Can you help if there are multiple heirs?

    Where a disagreement is legal rather than practical, we'll point you to a probate attorney rather than try to referee it.

  • Will this affect my credit?

    It depends on the path, and it's a fair thing to weigh before deciding anything.

    If you stop paying your mortgage, you could lose your home and damage your credit rating.
